Meet The Team

The Ackerly & Hubbell Appraisal Corp team has over 50 years of combined experience in the real estate valuation field. Our clients benefit from our wealth of experience in every aspect of the market analysis and valuation process, developed through serving a large base of the Hudson Valley and Northeast region.

Grant Ackerly, MAI, AI-GRS, CCIM, President/Principal

Grant Ackerly is the sole owner of the company, and is responsible for overseeing company operations including client relations and new business development, staff mentoring and training, and appraisal review and quality control. Grant has been appraising real estate since 2003. During his tenure with the company, he has earned both the prestigious MAI and AI-GRS designations from the Appraisal Institute. In-between, he completed the CCIM’s curriculum for designation as a Certified Commercial Investment Member. The CCIM Designation is conferred upon commercial real estate leaders who have a proven record of success and leadership in the field.

Although his focus is on commercial properties, he has appraised a diverse portfolio of property types from residential subdivisions to mobile home parks as well as special-purpose properties such as religious facilities and marinas. He expanded the practice in 2013 beyond the Hudson Valley to include RV Parks and Campgrounds throughout the northeast and has travelled from West Virginia to Maine. He is a member of the Campground Owners of New York (CONY) and was a past member of the National Association of RV Parks and Campgrounds (ARVC), the Northeast Campground Association (NCA) and the Pennsylvania Campground Owner’s Association (POCA). He has been invited to speak at campground conferences, published articles for the campground industry and has assisted campground owners and investors in all facets of valuation and consulting.

He has served as past president of the Appraisal Institute’s Mid-Hudson Chapter and currently serves as the Designation Chair. He also served on the Planning Board for the Village of Fishkill, the company’s home base.

Grant enjoys teaching clients about appraisal methodology and the intricacies of valuation as well as consulting with campground owners and those interested in owning a campground.

Andrew Ward, Senior Appraiser

Andrew Ward has been appraising commercial real estate since 2004 throughout the State of New York, extending from Manhattan to Albany. Since 2004, Andrew has been working for Ackerly & Hubbell Appraisal Corp performing appraisal work and consulting assignments on a myriad of properties including office buildings, industrial properties, vacant land, conservation easements, restaurants, residential subdivisions, religious facilities, converted residences, mixed-use structures, proposed construction and various special-use properties.

Andrew Ward has been appraising commercial real estate since 2004 throughout the State of New York, extending from Manhattan to Albany. Since 2004, Andrew has been working for Ackerly & Hubbell Appraisal Corp. performing appraisal work and consulting assignments on a myriad of properties including office buildings, industrial properties, vacant land, conservation easements, restaurants, residential subdivisions, religious facilities, converted residences, mixed-use structures, proposed construction and various special use properties.

As the company’s Senior Appraiser, he has focused on assisting many local land trusts and preservation groups such as Open Space Institute and the Orange County Land Trust. Mr. Ward also has extensive experience with state and federal agencies, working with the New York State Department of Transportation, New York State Department of Environmental Conservation, The New York City Department of Environmental Protection, The United States Department of the Interior and Metropolitan Transportation Authority (MTA) on condemnation and Yellow Book appraisals.

Prior to his work at Ackerly & Hubbell Appraisal Corp., Mr. Ward engaged in real estate research and valuation on the four counties of Hawaii. Properties included resort, industrial, agricultural, residential, office buildings and shopping centers with varying property interests such as leasehold, leased fee and fee simple. He assisted in various valuations for litigation purposes, tax appeals and leased fee conversions.

Mr. Ward is currently an MAI candidate for designation with the Appraisal Institute. He has served as the secretary, treasurer and is currently the Vice President for the Mid-Hudson Chapter of the Appraisal Institute. Mr. Ward attended the State University of New York at New Paltz and received a Bachelor’s of Science in Finance. When not assisting clients or writing reports, Andrew enjoys coaching little league baseball for his two sons.

Patrick Breslin, Staff Appraiser

Patrick Breslin is a staff appraiser working toward a state certification. He has been with the company since June of 2017. He has performed numerous appraisal duties including inspections, research and data collection, analysis and preparing reports. His experience includes various commercial property types including hotels, shopping centers, apartment buildings as well as residential subdivisions. Prior to joining Ackerly and Hubbell Appraisal Corp. he was a data collector for both the Orange County Office of Real Property as well as the Town of Monroe Assessor’s office. He earned a Bachelor’s of Arts in History from SUNY Binghamton and has an Associate’s degree in Computer Science from SUNY Orange. Outside of the appraisal world, Pat enjoys spending time with his two kids, playing golf and rooting for the Mets.

Taylor DiMeglio, Staff Appraiser

Taylor DiMeglio is a staff appraiser working toward state certification. She began her education shortly before joining the company as a trainee and research analyst in September 2019. Since then, she has undertaken all aspects of the appraisal process including inspections, data collection, research and analysis, and preparation of reports. To date, she has assisted in completing more than 200 appraisals and logging more than twice the necessary hours to qualify toward the state’s experience requirement. Taylor has completed all requisite coursework for licensure as a State Certified General Real Estate Appraiser. She anticipates receiving her certification in late summer 2022.

Taylor DiMeglio is a Certified General Real Estate Appraiser who works primarily on commercial valuations. Her geographical experience spans the Hudson Valley with a particular emphasis on Orange, Dutchess, Ulster and Sullivan counties. Taylor is not shy about taking on complex valuation issues and has tackled a wide variety of factors, some of which include long-term regulations related to affordable housing programs, conservation easements and environmental conditions. Known for a productive and efficient work ethic and a willingness to ‘go the extra mile,’ Her expertise runs the gamut of commercial property types from small, multi-family and single-use retail and office properties to multi-tenant retail plazas, industrial and manufacturing properties, and mixed-use properties in many, often unique, configurations.

Taylor brings previous analytic and research expertise through her background in strategic planning, qualitative research and marketing. In addition to the capability Ms. DiMeglio brings to appraising, she strives to continuously grow and expand her repertoire as well as to provide her can-do, team spirit to assist the company in achieving its objectives. Ms. DiMeglio earned a Bachelors of Science from Western Kentucky University.

Ms. DiMeglio is a former Tae Kwon Do Instructor and second dan black belt. She developed a Junior Instructor program and thoroughly enjoyed training an enthusiastic group of young instructors and participating as an instructor in numerous self-defense seminars for women and for the public.

Charles Carnell, Real Estate Appraiser

Charles Carnell has been appraising residential real estate since 1989 and working for Ackerly and Hubbell Appraisal Corp. performing appraisal work including residential properties such as; single family homes, farms, condominiums, cooperatives, multi-family homes and vacant land.

Mr. Carnell is also proficient in appraisal review for fraud detection, due diligence and defense of appraisal reports for loan pool sales including appraisal department management.

His professional designations include; New York State Certified Appraiser, June 1992 #45000000119, FHA approved appraiser

Wanda Palavicini, Office and Finance Manager

Ms. Palavicini began her tenure with Ackerly & Hubbell Appraisal Corp in 2010. After an accomplished career in a management support role for a Telecommunications and IT Support company, Wanda decided to embark on a new endeavor within the real estate industry.

She made an immediate impact applying her organizational skills and management knowledge to increase the company’s efficiency and bring a fresh perspective to the business. She implemented new procedures and protocols for all facets of operations from administration to finance and accounting practices. She has been instrumental in the company’s success and growth. Wanda is the company’s support system.

Wanda furthered her education at the Wood Tobe-Coburn School, New York, NY, completing an Associate’s Degree in Business Management and Administration.

R. Peters Hubbell Jr., MAI, Founder

R. Peters (Pete) Hubbell Jr., founded Hubbell Realty Services back in 1996 and has 40 years of experience in valuing all types of properties, including residential and commercial properties, income producing investment grade properties and major developments in the Northeast, primarily concentrating in the Hudson Valley region and upstate New York. With the firm’s growth in both size and scope, Mr. Hubbell, who holds an AS degree in Dairy Science from the Stockbridge School of Agriculture at the University of Massachusetts and a B.S. in Agricultural Economics from Cornell University, has concentrated on the valuation of Farms and agri-business, land and estate homes. He was instrumental in developing the Hudson Valley Luxury Market Quarterly Newsletter, licensed to and prepared for Heather Croner Sotheby’s International Real Estate.

Mr. Hubbell holds the prestigious MAI designation as a Member of the Appraisal Institute, and qualified in Federal and State courts with diversified litigation experience. He has been an Associate Instructor with the Appraisal Institute, a Small Claims Assessment Review Officer for the New York Unified Court System and taught as an adjunct professor for Real Estate Appraisal at Marist College and Dutchess Community College.

Following graduation from Cornell, Pete served as a senior loan officer for the Farm Credit System, the national agricultural lending cooperative. Prior to starting his own appraisal company in 1996 he acted as Chief Appraiser for a boutique real estate appraisal firm in New York. Pete has been a hobby beekeeper for number of years marketing the bee’s honey from his apiary in Tivoli under the “Lazy Drone” label.
